5 and 15 Tangreen are located within a 10-minute walk of the planned Steeles subway extension, and will be a central part of a future mixed-use community within Steeles Corners. The property is currently occupied by two 18-storey purpose-built rental buildings with 428 units, constructed in 1968.
The redevelopment vision for the property includes six new mixed-use buildings, including a new purpose-built rental building which will replace the existing units in 5 Tangreen. The existing purpose-built rental building at 15 Tangreen will be retained in its entirety. A new public park is proposed to the north of 15 Tangreen and will serve future residents of the community. A new private road in the centre of the site will improve pedestrian and vehicle connections, and parking will be entirely underground to allow for an improved public realm.

What is being proposed?
The existing building will remain at 15 Tangreen and six new residential buildings are proposed in three phases around the site, which includes the redevelopment and rental replacement of 5 Tangreen.
Why are you developing additional buildings on this site?
We believe that Toronto and the GTA needs more housing and that locations such as Yonge and Steeles, which will have future subway transit service and community infrastructure, are the ideal place for infill development and an environmentally sustainable choice. Provincial and local policies guiding development in the Yonge and Steeles area support this as well.
Why are you proposing to demolish 5 Tangreen and retain 15 Tangreen?
City of Toronto policy directs higher intensification along major streets such as Steeles Avenue. By demolishing 5 Tangreen, we are able to envision a master plan that provides additional housing while appropriately addressing urban design requirements.
Will the proposed development happen in phases?
If approved, the redevelopment will be phased to ensure that tenants of 5 Tangreen can remain in their current units as long as possible. When Phase 1 and 2 is complete, our hope is that all eligible tenants of 5 Tangreen will be able to move one time, into one of the new buildings.
Can redevelopment of this property start immediately?
No. The application is still subject to review and a future decision by City Council. No construction work will be permitted to begin prior to the application receiving approval. We anticipate that a decision could be made within the next 12 months. There will be additional requirements, such as a Site Plan Application, prior to starting construction. As a result of this, we are still a couple of years away from any changes being made on site.
When will the development be complete?
If approved, we anticipate that the entire phasing of the project will take approximately 10 – 15 years.
How will you address noise and dust from construction?
It is important for the project team to mitigate the impact of construction activities on residents. A comprehensive Construction Management Plan will be required to address impacts on tenants as part of the City’s approval process. Prior to construction, the Construction Management Plan, as required by the City, will be shared with residents to outline any potential impacts and measures on site. During construction, we will adhere to the City’s construction mitigation guidelines and minimize any negative impacts on the existing residents and buildings.
How much of the existing green open space will be impacted?
The area to the west of 15 Tangreen will remain open space; it is currently unprogrammed, and our goal is to make it more usable in the future. We are proposing a public park to the north of 15 Tangreen, which will be programmed by the City of Toronto later in the process.
Will tenants have access to the new amenities within the development?
Yes. All tenants will have access to the new amenities in the rental replacement building that is being proposed as part of this redevelopment. There will be opportunity for tenants to share their feedback on what amenities they would like to see.
